How to Get Your Real Estate License in Georgia: A Step-by-Step Guide from Local Pros

Step 1: Meet the Basic Requirements
Before you dive in, make sure you meet the basic qualifications. In Georgia, you must:

Step 2: Complete a 75-Hour Prelicense Course
This is your first real step into the real estate world. Georgia requires you to complete 75 hours of approved prelicense education through a certified real estate school. You can take classes in person or online — whichever works best for your schedule and learning style.
These classes cover all the basics: real estate law, property ownership, contracts, financing, and more. It's not just about passing the test — this is the foundation for your future success as an agent.

Step 3: Pass the Georgia Real Estate Exam
Once you’ve finished your coursework, it’s time to schedule your state exam through PSI, Georgia’s testing provider. The exam includes both a national section and a Georgia-specific section.
To pass, you’ll need a score of at least 72%. It sounds intimidating, but if you’ve studied and taken advantage of exam prep resources, you’ll be in great shape.
Step 4: Pass a Background Check
Real estate is a profession built on trust. That’s why the Georgia Real Estate Commission (GREC) requires a criminal background check. This usually involves fingerprinting, and it’s fairly straightforward. If you have any prior convictions, you may still be eligible for a license, but GREC will need to review your situation.
Step 5: Apply for Your License
Once you pass the exam and background check, it’s time to make it official! You can apply for your real estate license through the GREC. You’ll have the option to apply as an inactive agent (not working under a broker yet) or go straight to active by affiliating with a brokerage.
