A.J. has a long business background including starting a local business and building it to $1 million in annual revenue while helping trucking companies throughout Northeast Georgia. Our client purchased this strip mall at a liquidation sale in June of 2018 for $255,000. They were 2 local businessmen who were very busy and were trying to lease the space themselves. We were able to help them lease out the 3 vacant spots and some light renovations and sold the property in July of 2020, after receiving multiple offers, for $668,250 allowing them to cash in on a great 2 year gain while also being able to market a 10% cap rate which was very attractive to buyers. This sale also utilized owner financing which allowed our sellers to get a large downpayment and spread their gains out of a few years to help with their taxes.

Our clients on this property were a local family who had an idea to build a self-storage facility on some land they owned and they did an amazing job in designing and building this facility to modern standards. They chose an appealing site and were able to take a 1.65 acre piece of land and turn it into a $1.65 million dollar sale to a local self-storage company that was expanding! Our marketing through Atlanta Commercial real estate channels was where the buyer found out about the deal and we closed 60 days later. They are using those proceeds to acquire another site and build a new facility with the gains!

135 Central Ave

Our clients at 135 Central Ave bought this property in 2017 for $250,000. They had a reclaimed wood company that had been leasing it from them for a few years and the owner contacted us to sell it for them. This property was in a great area in downtown Commerce and had a large open-air building used to store lumber in the past. Through our local connections, we found a local ambulance company that had been looking for a larger space for their fleet and this was a perfect fit. We were able to get it sold at full asking price ($550,000) before it ever hit the market.
